Neighbourhood guide

Short answer: Motijheel is Dhaka's historic central business district, home to Bangladesh Bank's head office and many banks, insurers and government-linked institutions. We have had one office listing here: a floor of about 9,000 sq ft let at around BDT 500,000 a month, so our own data for Motijheel is limited.

What is Motijheel like for business?

Motijheel, together with the neighbouring Dilkusha commercial area, has long been the heart of Dhaka's banking and finance sector. Bangladesh Bank, the country's central bank, has its head office here, and many commercial banks, insurance companies and state-linked organisations have headquarters or major branches nearby. The landmark Shapla Chattar roundabout sits at the centre of the district.

The building stock is largely older, purpose-built commercial blocks with large floor plates, alongside some newer towers. Much of Dhaka's corporate and international activity has moved north to Gulshan, Banani and beyond, but Motijheel remains important for any business that deals regularly with banks, regulators or government offices.

Who does Motijheel suit?

  • Financial-sector firms that need to be close to Bangladesh Bank and other banks.
  • Legal, accounting and consultancy firms serving banking and government clients.
  • Organisations wanting large floors in an established commercial district.

What do office rents look like in Motijheel?

We have only one Motijheel listing, already let, so it is an example rather than a guide to the market.

Rates in older buildings can differ a lot from newer towers, depending on condition, lifts, generator capacity and parking. For how office rents are usually structured in Dhaka, including service charges and advance rent, see our office space rent guide.

How do you get to Motijheel?

Motijheel is the southern terminus of Metro Rail Line 6, which runs north through Farmgate and Mirpur to Uttara, a big improvement for staff commuting along that corridor. Kamalapur railway station is close by. By road, the district is reached through some of the city's most congested streets, and trips from Gulshan or Banani can be long at peak hours.

How much is office rent in Motijheel?

We have had only one Motijheel listing: an office floor of about 9,000 sq ft let at around BDT 500,000 a month. One listing is not enough to describe the market, and rents vary widely between older buildings and newer towers. Tell us your size and requirements and we will look for current options and confirm service charges.

Why do companies still choose Motijheel?

Motijheel remains the centre of Bangladesh's banking sector. Bangladesh Bank's head office is here, along with many banks, insurers and government-linked institutions. Firms that deal with them daily, such as financial, legal and consultancy businesses, often value being close by. Large floor plates and the Metro Rail Line 6 terminus are further advantages.

Is Motijheel on the Metro Rail?

Yes. Motijheel is the southern terminus of Metro Rail Line 6, which runs north through Farmgate, Agargaon and Mirpur to Uttara. This makes the district easier to reach for staff living along that corridor. Kamalapur railway station is also nearby. Road journeys from Gulshan and Banani can still be slow at peak hours.

What should I check in older Motijheel office buildings?

Check the age and condition of lifts, electrical wiring and generators, and confirm fire safety equipment, exits and building approvals. Parking can be limited, so ask how many spaces come with the floor. Also confirm what the service charge covers, and whether any repairs or upgrades will be done by the landlord before you move in.
