Fully furnished apartments in Gulshan and Banani currently let between BDT 75,000 and BDT 350,000 per month. A three-bedroom furnished flat of roughly 2,200–2,500 sq ft sits around BDT 130,000–160,000 per month. Baridhara commands the highest rents, reaching BDT 1,000,000 per month for large diplomatic-standard residences. Service charge is normally billed separately at BDT 8,000–20,000.
Office space in Dhaka is quoted per square foot per month, not as a flat rent. Rates run roughly BDT 60–120 per sq ft in Tejgaon, Uttara and Badda, BDT 100–150 in Banani and Mohakhali, and BDT 150–300 in prime Gulshan. A 5,000 sq ft Gulshan floor at BDT 250 per sq ft therefore costs BDT 1,250,000 per month before service charge.
Landlords typically ask for two to three months' rent as a security deposit, refundable at the end of the tenancy less any damage. Foreign tenants should expect to provide a passport copy, visa or work permit, employer letter, and passport photographs. Corporate tenants provide trade licence and company registration documents.

Yes. We run live video viewings over WhatsApp for staff who are still abroad, and provide full photo sets, floor dimensions and building details in advance. Many corporate tenants sign before arrival and take handover on their first day in Dhaka.
Yes. We manage residential and commercial property for owners in Bangladesh and abroad — tenant screening, rent collection, quarterly inspections, maintenance and a monthly statement. It is particularly useful for non-resident Bangladeshi owners.
Standard market practice in Bangladesh is a commission equivalent to one month's rent. We confirm the fee in writing before viewings begin, and we state whether we are acting for the tenant or the landlord on each instruction.
