Building Maintenance, Repair & Renovation in Dhaka
Planned and urgent maintenance in Dhaka — waterproofing, painting, structural repair, plumbing and electrical — with written quotations approved first.
Short answer: Rent Property arranges building maintenance, repair and renovation in Dhaka for landlords, tenants and businesses — from urgent water leaks and electrical faults to pre-monsoon waterproofing, painting and structural repair. Urgent faults are prioritised, planned work is scheduled, and every job has a written quotation approved by the owner before work begins.
Dhaka's climate is hard on buildings. Monsoon rain finds its way through roofs and bathroom floors, humidity lifts paint, and older wiring struggles with modern air-conditioning loads. Good building maintenance in Dhaka combines a quick response when something goes wrong with planned work that stops the same problems recurring. For landlords letting to expatriate tenants, it also protects rent and reputation.
What maintenance and repair work do we handle?
- Waterproofing: roofs, bathrooms, balconies and external walls, ideally before the monsoon.
- Painting: internal repainting between tenancies and external painting cycles.
- Structural and RCC repair: cracks, spalling concrete and exposed reinforcement, assessed with an engineer where needed.
- Plumbing and electrical work through our plumbing and electrical service.
- Tiling, carpentry and fixtures: doors, kitchen cabinets, wardrobes and fittings.
- Renovation of apartments to the standard expatriate tenants expect, including kitchens and bathrooms.
- Rewiring assessments for older buildings, where electrical systems may no longer suit current loads.
Who is this service for?
We work for landlords preparing a property for letting or between tenancies, for owners of whole buildings, and for businesses maintaining office floors. Tenants in homes let through Rent Property report faults to us directly. External clients who are not in our managed portfolio are welcome too; we quote per job before attending.
How do you prioritise repairs?
Every reported problem is triaged when it is received, and we usually respond within one working day:
| Priority | Examples | Approach |
|---|---|---|
| Urgent | Water ingress, electrical faults, lift failure, no water supply | Attended as a priority; made safe first, then repaired |
| Routine | Dripping taps, faulty fittings, minor cracks | Scheduled at a convenient time for the occupant |
| Planned | Waterproofing, painting, rewiring, renovation | Surveyed, quoted and programmed in advance |
Why is pre-monsoon waterproofing so important in Dhaka?
The monsoon typically arrives around June and brings months of heavy rain. Roofs, bathroom floors and external walls that have small cracks let water in, damaging ceilings, paintwork, furniture and wiring. Waterproofing in the dry months before the rains is usually far cheaper than repairing damage afterwards, and it avoids disrupting tenants mid-season. We recommend a roof and wet-area inspection each year before the monsoon.
How does the maintenance process work?
- Report: you send us the problem, ideally with photos, by WhatsApp, phone or email.
- Triage: we classify it as urgent, routine or planned and agree access with the occupant.
- Inspection: a technician or supervisor assesses the cause, not just the symptom.
- Written quotation: the owner receives a quotation and approves it before work starts.
- Work: carried out by contractors we have used repeatedly, with site supervision.
- Sign-off: we check the work, share photographs and close the job with an invoice.
What should landlords check between tenancies?
The gap between tenants is the best time for work that would disturb an occupant. A useful checklist includes:
- Repaint walls and ceilings, and treat any damp patches at the source.
- Test every tap, drain, geyser and toilet, and reseal bathroom joints.
- Check the distribution board, sockets and air-conditioner circuits.
- Service air-conditioners and inspect furniture and appliances in furnished homes.
How much does building repair cost in Dhaka?
Costs depend on the scope, the materials chosen and the condition of the building, so we do not publish fixed prices. Each job receives a written quotation after inspection, and nothing starts until the owner approves it. For planned programmes such as waterproofing or painting, we can phase work to fit your budget. Well-maintained homes also let more easily; our Dhaka apartment rent price guide shows the rents that good-condition furnished apartments achieve in our listings.
Which areas do we cover?
We carry out maintenance mainly in Gulshan, Banani, Baridhara, Bashundhara and Uttara, as well as nearby commercial districts. Owners who want maintenance handled as part of a wider arrangement can combine it with our property management service.

Frequently asked questions
When is the best time for waterproofing in Dhaka?
The dry months before the monsoon, roughly from winter through spring, are usually best, because surfaces need to be dry for waterproofing to bond and cure properly. The monsoon typically arrives around June. Rent Property recommends inspecting roofs, bathrooms and external walls each year before the rains, and booking any work early, because demand rises as the monsoon approaches.
Do I have to approve the cost before repair work starts?
Yes. Apart from immediate steps needed to make a situation safe, such as isolating a leaking pipe or a faulty circuit, no work starts until the owner has approved a written quotation. The quotation sets out the scope, materials and price. Rent Property then supervises the work and shares photographs when it is complete, so you can see what you paid for.
Can you renovate my apartment before I let it to expatriates?
Yes. We regularly advise landlords on what expatriate and corporate tenants expect, such as modern kitchens and bathrooms, good lighting, reliable hot water, safe wiring and fresh paint. Rent Property can survey the apartment, suggest priorities within your budget, provide written quotations and supervise the work, then help you let the property once it is ready.
Do you take maintenance jobs for properties you do not manage?
Yes. Owners, tenants and businesses outside our managed portfolio can use the maintenance service. We quote per job, normally after an inspection, and confirm the price in writing before starting. For properties under Rent Property's management, maintenance is coordinated as part of that arrangement, and owners receive quotations for approval in the same way.
What does maintenance & repair cost in Dhaka?
Fees depend on the size and complexity of the instruction. Management is normally a percentage of collected rent; brokerage follows the market convention of one month's rent. We put the fee in writing before any work starts, never after.
Which areas of Dhaka do you cover for maintenance & repair?
We operate across Gulshan, Banani, Uttara, Baridhara, Bashundhara, Tejgaon, Nikunja, Mohakhali and the wider Dhaka metropolitan area, plus industrial locations in Gazipur and Savar.
How quickly can you start?
For lettings we typically return a shortlist within one working day. For management and maintenance instructions we can usually begin inspection within 48 hours of a signed agreement.
