Neighbourhood guide

Short answer: Niketon is a quiet residential block in Gulshan-1, beside Hatirjheel, known for compact apartments at lower rents than central Gulshan. In our listings, furnished two- and three-bedroom flats in Niketon rent for around BDT 70,000 to BDT 75,000 a month, and a larger four-bedroom unfurnished flat was let at around BDT 100,000.

What is it like to live in Niketon?

Niketon sits on the south-western side of Gulshan-1, between the busy Gulshan-1 area and the Hatirjheel lake project. It is a residential grid of numbered roads and blocks with mid-rise apartment buildings, small shops and local services. It feels more like an established Dhaka neighbourhood than an expatriate enclave: quieter than the main Gulshan avenues, with residents who are mostly Bangladeshi families and professionals.

Its main attraction is location. You are within a short drive of Gulshan-1 circle, and Hatirjheel's lakeside walkways are close for walks and fresh air. Rents, in our experience, are usually lower than in Gulshan-2.

Who does Niketon suit?

  • Single professionals and couples who want a Gulshan-1 address without Gulshan-2 rents.
  • Staff on project budgets, including NGO and development-sector workers, who need a furnished flat near Gulshan.
  • People working in Gulshan-1, Tejgaon or Badda, all of which are nearby.
  • Renters who prefer a local neighbourhood feel to a diplomatic enclave.

What kind of housing is available in Niketon?

Most homes are apartments of around 950–2,000 sq ft in buildings of six to ten storeys. Compact two- and three-bedroom flats are common, and some are offered furnished. Buildings usually have a caretaker or guard, a lift and a generator, but facilities vary more than in Gulshan-2, so check each one. Some of our Niketon flats appear on the Gulshan area page because landlords list them as Gulshan-1.

Badda and Progoti Sarani are to the east. Most foreign residents use a car with a driver or ride-hailing apps; rickshaws work well within the neighbourhood. Hazrat Shahjalal International Airport is usually 40 minutes to over an hour away, depending on traffic.
