Dhaka Apartment Rent Prices by Area (2026 Data)

Monthly rents for furnished and unfurnished apartments in Gulshan, Banani, Baridhara, Bashundhara and Uttara, drawn from the properties we list.

Short answer: a furnished three-bedroom apartment in Dhaka's prime districts (Gulshan, Banani, Baridhara) costs roughly BDT 100,000–350,000 per month. The same specification in Bashundhara, Uttara or Mohammadpur costs about BDT 80,000–110,000. A service charge of typically BDT 8,000–20,000 is normally billed on top.

This guide sets out Dhaka apartment rent prices by area, using the properties Rent Property currently lists rather than asking prices copied from classified sites. Bangladesh has no public multiple listing service, so real listing and letting evidence is the most reliable guide you will find. The table below is generated live from our database, so it changes as properties are let and added.

What does each area cost in our current listings?

The ranges below show the lowest and highest monthly rent for residential properties we list in each area. They are not averages: one very large house can stretch a range, so read the notes as well as the numbers.

How much does a furnished 3-bedroom flat cost in Dhaka?

This is the most common request we receive from expatriate families. For a fully furnished three-bedroom apartment of 2,000–2,500 sq ft, a realistic budget is:

  • Gulshan or Banani: BDT 100,000–160,000 per month.
  • Baridhara: from about BDT 150,000, rising quickly for larger flats inside the Diplomatic Zone.
  • Bashundhara or Uttara: BDT 90,000–110,000.
  • Mohammadpur: around BDT 100,000.

Add a service charge of typically BDT 8,000–20,000 a month. For a wider view of where each area suits different households, see our expat guide to renting an apartment in Dhaka, or browse the Gulshan and Baridhara area pages.

What do "furnished" and "fully furnished" mean in Dhaka listings?

The terms are used loosely, so always ask for the inventory. As a rule of thumb:

  • Fully furnished — ready to live in: beds and mattresses, sofas, dining table, wardrobes, curtains, air-conditioners, fridge, cooker, washing machine and usually kitchen equipment. Some include linen and crockery.
  • Furnished — main furniture and appliances, but you may need to add kitchenware, linen or a washing machine.
  • Semi-furnished — fitted kitchen, wardrobes, lights and sometimes air-conditioners, but little loose furniture.
  • Unfurnished — often still has a fitted kitchen and light fittings, but no furniture or appliances.

Two flats at the same rent can differ by several lakh taka in contents, so compare the inventory as carefully as the rent.

Which Dhaka area gives the best value?

For space per taka, Bashundhara R/A and Uttara lead in our listings. For a central address at a modest rent, Niketon is hard to beat. Banani gives the best balance of size, walkability and price for many families, while Baridhara and the Gulshan lake-side roads are chosen for security and proximity to embassies rather than value. The right answer depends on your commute and school run.

What drives the price difference between flats?

Furnishing. A fully furnished flat typically commands 30–50% more than the same unit unfurnished, because it removes the cost and delay of buying furniture for a posting that may last two years. That is why an unfurnished flat can sometimes appear cheaper per square foot but cost more to move into.

Building grade and security. Controlled entry, a full-time guard roster, generator back-up that covers air-conditioning, two lifts and proper fire exits move a building into the band that embassies and UN agencies will approve. That approval is worth a premium of its own.

Diplomatic proximity. Baridhara's Diplomatic Zone and the Gulshan lake-side roads carry a premium driven by embassy clustering, controlled road access and international school catchment.

Parking. In Gulshan and Banani, dedicated parking is genuinely scarce. A flat with two allocated bays rents materially faster than an identical one with none.

Size and layout. Dhaka flats are quoted by gross area, which often includes a share of the stairs, lift lobby and walls. Two flats advertised at 2,400 sq ft can feel very different inside, so compare room sizes, not only the headline figure.

Age and finish. Newer buildings with better windows, modern kitchens and bathrooms and reliable lifts let faster and for more. An older flat in a strong location can still be good value if the building is well maintained.

What do you get for your money in each area?

Gulshan

Gulshan offers the widest spread. At the lower end, compact furnished flats in Niketon, on the Gulshan-1 side, give a single professional or couple a Gulshan address at BDT 70,000–75,000. In the middle, fully furnished three-bedroom flats of around 2,200 sq ft near the Gulshan-2 roads run at BDT 130,000–160,000. Larger family flats of 2,500–3,900 sq ft are more often let unfurnished, at BDT 160,000–300,000.

Banani

Banani's stock in our listings is concentrated in three- and four-bedroom flats of 2,400–3,500 sq ft. Furnished and fully furnished units run at BDT 120,000–170,000, which makes Banani a strong choice for families who want space and walkable cafés without Baridhara prices.

Baridhara

Baridhara is where diplomatic missions house senior staff and heads of mission. Expect generous floor plans of 3,000 sq ft or more, controlled access and rents from BDT 150,000 for a furnished flat, rising to BDT 1,000,000 for a whole residence.

Bashundhara R/A and Uttara

These newer districts give the most space for the money. A furnished three-bedroom flat of about 2,000 sq ft in Bashundhara costs BDT 80,000–110,000, and one-bedroom furnished units start at BDT 35,000. Uttara suits people working near the airport, with three-bedroom flats at around BDT 90,000–100,000.

How much should you budget for the first month?

Move-in costs are higher than the monthly rent. As a worked example, for a flat at BDT 150,000 a month with a two-month deposit and one month's commission, the first payment would be roughly:

  • first month's rent: BDT 150,000;
  • security deposit (two months): BDT 300,000;
  • agency commission (one month): BDT 150,000;
  • service charge: BDT 8,000–20,000.

That is about BDT 608,000–620,000 before any advance rent, utilities or internet connection. With a three-month deposit, add another BDT 150,000. Many employers pay the deposit directly or advance it to staff, so check your housing policy early. For the wider monthly picture, see our guide to the cost of living in Dhaka for expats.

What costs are there beyond the rent?

CostTypical amountNotes
Security deposit2–3 months' rentRefundable at the end, less damages; protect it with a photographed inventory
Advance rentNegotiableSome landlords ask for several months in advance; write it into the lease
Service chargeBDT 8,000–20,000 per monthLift, generator, guards, cleaning and often water
Gas and electricityMeteredBilled separately; prepaid gas is common in newer buildings
InternetVaries by packageUsually arranged by the tenant unless the flat is serviced
Agency commissionConventionally one month's rentAgree it in writing before viewings

Are Dhaka rents quoted with utilities included?

Usually not. For standard lettings, rent, service charge, gas, electricity and water are typically billed separately. Serviced apartments are the exception: they normally bundle utilities, internet and housekeeping into one monthly figure, which makes them easier to budget for a short assignment. Our serviced apartment vs hotel comparison works through the numbers.

Are rents in Dhaka negotiable?

Often, within limits. Landlords are generally more flexible on the start date, the amount of advance rent, repairs before handover, extra furniture or the length of the term than on the headline rent. A tenant offering a longer term, a company lease or prompt payment is in a stronger position. Whatever you agree, write it into the lease — verbal promises rarely survive handover.

How should you use these figures?

  • Use the ranges to set a realistic budget before you start viewing.
  • Compare like with like: furnished against furnished, similar size, similar building grade.
  • Check the date: rents move, and the live table above is more current than any article.
  • Ask what the service charge covers before comparing two flats with similar rents.

Frequently asked questions

Which is the most expensive area to rent an apartment in Dhaka?

Baridhara, particularly the Diplomatic Zone, commands the highest residential rents in Dhaka. In our current listings, large ambassadorial-standard residences there reach BDT 1,000,000 per month, and 3,000–3,500 sq ft flats sit around BDT 300,000–350,000. Gulshan follows closely, with Banani slightly below both.

What is a realistic budget for a furnished 3-bedroom flat in Dhaka?

For a fully furnished three-bedroom apartment of 2,000–2,500 sq ft, budget BDT 100,000–160,000 per month in Gulshan or Banani, BDT 90,000–110,000 in Bashundhara or Uttara, and around BDT 100,000 in Mohammadpur. Baridhara starts from about BDT 150,000. Add a service charge of typically BDT 8,000–20,000 per month.

Are Dhaka rents quoted with utilities included?

Usually not. For standard lettings, rent, service charge, gas, electricity and water are typically billed separately, and internet is arranged by the tenant. Serviced apartments are the exception: they normally bundle utilities, internet and housekeeping into a single monthly figure. Always ask for a written list of what the quoted rent includes.

How much is a one-bedroom furnished flat in Dhaka?

In our current listings, furnished one-bedroom units in Bashundhara R/A of around 300–325 sq ft rent for BDT 35,000–45,000 a month. One-bedroom flats in Gulshan, Banani and Baridhara are less common and usually cost considerably more. They suit single professionals and short assignments; check whether utilities and internet are included in the rent.

Why does a furnished flat cost more than an unfurnished one?

A fully furnished flat typically commands 30–50% more than the same unit unfurnished, because the landlord has paid for furniture, appliances and fittings, and the tenant avoids the cost and delay of buying them. For postings of five months to two years, the premium is usually cheaper than furnishing a home yourself and selling everything when you leave.
