Neighbourhood guide
Short answer: Nikunja is a planned residential area just south of Hazrat Shahjalal International Airport, off Airport Road, and home to the Dhaka Stock Exchange building. We have only a few listings here: a full residential building in Nikunja-1 was let at around BDT 600,000 a month, and a large office floor in the DSE building at BDT 150 per sq ft per month.
Nikunja is divided into Nikunja-1 and Nikunja-2, both on the eastern side of Airport Road between the airport and Khilkhet. It is a planned residential neighbourhood of numbered roads, with apartment buildings and some independent houses. The atmosphere is mostly local and residential, calmer than the commercial strips along Airport Road, with small shops and services for daily needs.
What makes Nikunja stand out is its position: very close to the airport, with direct access to Airport Road and the Dhaka Elevated Expressway. The Dhaka Stock Exchange building in Nikunja-2 has also brought financial and corporate offices into the area.
Nikunja has apartments in mid-rise buildings and some complete buildings or independent houses that are let as a whole. In our listings, the residential example is a full building in Nikunja-1 of about 9,200 sq ft with ten bedrooms, let unfurnished. On the commercial side, we have listed a large office floor of about 37,000 sq ft in the Dhaka Stock Exchange building.
If you need a standard furnished family apartment, you will usually find more choice in Uttara, Bashundhara or Gulshan. Nikunja makes most sense when being next to the airport is the priority or when you need a larger building. For corporate housing needs, see our guide to corporate housing in Dhaka for NGO and UN staff.
We have only two Nikunja listings, both already let, so these are examples rather than a picture of the whole market.

Airport Road runs along Nikunja's western edge, so the airport terminal is usually a short drive, though traffic near the airport can still be slow at busy times. The Dhaka Elevated Expressway, which starts near the airport, can make trips south towards central Dhaka quicker at some times. Uttara, with its Metro Rail stations, is to the north, while Banani and Gulshan are to the south via Airport Road. Bashundhara is to the east. Most residents travel by car or ride-hailing apps.
Nikunja has local grocery shops, pharmacies and small eateries for everyday needs. For larger shopping, residents often go to Jamuna Future Park at Kuril, or to Uttara or Bashundhara. Evercare Hospital Dhaka in Bashundhara is one of the nearer major hospitals. International restaurants and expatriate-focused services are limited inside Nikunja itself.

Nikunja works well for expatriates whose priority is being near the airport, such as aviation staff or frequent travellers, and for organisations needing a whole building. It has a calm residential feel but few furnished apartments aimed at foreigners and limited international shops. Most expatriate families working in Gulshan or Baridhara choose to live closer to those areas.
Nikunja is one of the closest residential areas to Hazrat Shahjalal International Airport, with Airport Road along its western side. The drive to the terminal is usually short, often around 10 to 20 minutes, but traffic close to the airport can slow things down at busy times. For international departures, always leave extra time for security and check-in.
