Short answer: an apartment for rent in Bashundhara R/A typically gives you a newer, larger flat for less than a comparable home in Gulshan. In our current listings, furnished Bashundhara apartments range from BDT 35,000 a month for a compact serviced one-bedroom to BDT 80,000–110,000 for a 2,000 sq ft three-bedroom and BDT 150,000 for a 2,450 sq ft four-bedroom. It suits families linked to International School Dhaka and anyone who values space over a central address.
Bashundhara Residential Area, usually written Bashundhara R/A, is a large planned neighbourhood on the north-eastern side of Dhaka. For expatriates it has become a practical alternative to Gulshan, Banani and Baridhara: the buildings are generally more recent, floor plans are more generous and rents are noticeably lower. This guide explains who it suits, what our listings show and what to think about before you commit.
What is Bashundhara R/A like to live in?
Bashundhara was developed as a planned residential area, so it feels different from older parts of the city. Streets are laid out in a regular grid and the area is divided into lettered blocks, which makes addresses easy to find. Most buildings are relatively modern apartment towers, with lifts, generator backup, guard rooms and CCTV as standard features in the listings we handle.
It is quieter and more residential than Banani. You will find supermarkets, restaurants, cafés and everyday services inside the area, and Jamuna Future Park, one of Dhaka's largest shopping centres, sits on Progoti Sarani at the edge of Bashundhara. The trade-off is that the embassy cluster and most corporate head offices are in Gulshan, Banani and Baridhara, so many residents commute south each day.
Which schools and hospitals are near Bashundhara?
- International School Dhaka (ISD) is located in Bashundhara R/A. For families with children there, living nearby removes the school run from Dhaka's traffic almost entirely, which is one of the main reasons expatriate families choose the area.
- Evercare Hospital Dhaka is in Bashundhara and is one of the private hospitals commonly used by the international community. Having a major hospital close to home is a real consideration for families with young children or anyone with ongoing medical needs.
- North South University is also in Bashundhara, which brings academic and visiting-faculty tenants to the area.

How much is an apartment for rent in Bashundhara R/A?
All seven Bashundhara homes in our current data are apartments, and all of them are let furnished or fully furnished. That reflects demand: many tenants in the area are on fixed-term postings and want to move in without buying furniture.
| Type (from our listings) | Size | Furnishing | Monthly rent (BDT) |
|---|---|---|---|
| 1-bedroom serviced unit | 300–325 sq ft | Furnished | 35,000–45,000 |
| 3-bedroom apartment | 2,000 sq ft | Furnished | 80,000–110,000 |
| 4-bedroom apartment | 2,450 sq ft | Fully furnished | 150,000 |
Some of these homes are already let; the figures show where the market sits rather than what is free today. Service charge, typically BDT 8,000–20,000 a month in Dhaka buildings, is usually billed on top for standard lets, while the compact serviced units in our listings are marketed with housekeeping and building facilities such as a gym and swimming pool. Browse current availability on the Bashundhara area page or on our properties page.
What do these flats usually include?
Across our Bashundhara listings, the features that come up most often are generator backup (often an automatic changeover), gas connection, geysers for hot water, intercom, a guard room, a driver's room, CCTV and one allocated parking space. Several buildings add a swimming pool, a community hall or a badminton court. Always confirm on the day of viewing that the generator carries air-conditioning, not only lifts and lights, and that parking is allocated in writing.
Is Bashundhara better value than Gulshan?
For space per taka, usually yes. Compare a few figures from our own listings:
| Area | Furnished 3-bedroom in our listings | Monthly rent (BDT) |
|---|---|---|
| Bashundhara R/A | 2,000 sq ft | 80,000–110,000 |
| Gulshan | 2,200 sq ft | 130,000–160,000 |
| Banani | 2,400–2,500 sq ft | 120,000–140,000 |
A furnished family flat of roughly similar size costs noticeably less in Bashundhara. What you give up is proximity: Gulshan puts you within a short drive of most embassies, many head offices, United Hospital and the Gulshan Lake roads. What you gain is a newer building, more room and, for ISD families, a far shorter school run. How long is the commute from Bashundhara?
Traffic, not distance, decides commute times in Dhaka, and conditions change by hour, day and season. As a general guide:
- To Gulshan and Baridhara: the usual routes run via Progoti Sarani or the Kuril area. Off-peak the journey can be short; at rush hour it can take considerably longer. Test the route at the times you will actually travel before you sign.
- To Banani and Mohakhali: similar routes via Kuril and Airport Road, with comparable peak-hour delays.
- To Hazrat Shahjalal International Airport: Bashundhara is on the airport side of the city, so it is generally closer to the airport than Gulshan is. That helps frequent travellers.
- Within Bashundhara: school, hospital, shopping and daily errands are local, which is the real time-saver for families.
Many residents keep a car and driver. If your office is in Gulshan and you do not have children at ISD, compare the monthly saving on rent with the time you will spend in the car each week.
Who is Bashundhara best for?
- Families with children at International School Dhaka, for whom the short school run matters more than a Gulshan address.
- Tenants who want space and a newer building within a set housing allowance.
- Staff working in the north and east of the city, or who travel often through the airport.
- Short-stay and single professionals, who can use the compact furnished serviced units in our listings on monthly terms. See our guide to short-term furnished rentals in Dhaka.
It may be less suitable if your employer requires housing inside a particular security zone, or if your daily work is at an embassy in Baridhara or Gulshan and you do not need to be near ISD. Check any employer or mission housing policy before shortlisting.
What should you check before renting in Bashundhara?
Buildings in Bashundhara vary more than the planned street layout suggests. Two towers on the same road can differ sharply in generator capacity, lift maintenance and security, so judge each building on its own merits and visit at least twice, once in daylight and once in the evening.
- Generator capacity that covers air-conditioning in every bedroom.
- Two working lifts in taller buildings, and water pressure on upper floors.
- Guard roster, controlled entry and visitor logging.
- Allocated parking and driver waiting space, in writing.
- Exact block and road, and a timed test of your commute at peak hours.
- A furnishing inventory, photographed and signed at handover.
- Service charge amount and what it includes.
